Two multi-family developers in the Tucson, Arizona area faced distinct construction challenges—each requiring a high-performance insulation system that could address thermal control, air sealing, and long-term durability. In both cases, they chose ENERTITE® open-cell spray polyurethane foam (SPF) for its superior performance, sustainability credentials, and reliable installation. In total 572 units were constructed using this design for simplified code compliance and condensation control.

Project 1: 272-Unit Community in Marana, AZ

Challenge:
Roof damage caused by moisture and condensation was a recurring issue in prior builds insulated with conventional materials.

Solution:
ENERTITE® was sprayed under the flat roof deck over the 2x4 top cord of open-web trusses. This application provided continuous R-17 insulation—exceeding the R-5 minimum requirement in Climate Zone 2 (per 2018 IRC Table R806.5)—while eliminating air gaps that cause condensation and degradation.

Project 2: 300-Unit Development in Tucson, AZ

Challenge:
The originally specified polyiso board faced long lead times, threatening to delay construction.

Solution:
ENERTITE® was approved by the local building authority as a substitute for R-38 fiberglass batts. Combined with a 1” polyiso layer on the exterior, ENERTITE® provided R-22 continuous insulation under the roof deck, meeting Performance Path compliance for both thermal efficiency and moisture control.
