Woodstock Tiny Homes Community
Building tiny homes with a big impact

In Woodstock, Ontario, a local initiative is helping bridge the housing gap with safe, insulated transitional tiny homes. BASF Canada partnered with Great Northern Insulation to help bring added warmth and energy efficiency to the first phase of builds—supporting a community-led response to homelessness.

Project Snapshot

  • Location: Woodstock, Ontario
  • Project type: Transitional tiny homes / community housing
  • Solution used: WALLTITE® spray foam insulation
  • Installer partner: Great Northern Insulation (GNI)
  • Community lead: Woodstock–Oxford Rotary
  • Home size: 100 sq. ft. per unit

The Need

Across Canada, homelessness affects hundreds of thousands of people each year, and tens of thousands on any given night. During COVID-19, increased unemployment and evictions—combined with shelter capacity limits—made access to safe, comfortable temporary spaces even more urgent.

The Project

The Woodstock Tiny Homes Community provides urgently needed transitional housing designed to be insulated and safe—offering life-saving shelter while residents work toward more permanent housing.

Each tiny home includes:

  • Two windows and a door
  • Basic furnishings (bed, chair, table)
  • Partially solar-powered electricity and heat

The Solution

To support comfort and performance in a compact footprint, BASF Canada supplied WALLTITE® spray foam insulation, with Great Northern Insulation providing installation expertise for the initial group of homes.

Spray foam insulation helps address common challenges in small structures by:

  • Sealing irregular cavities and edges to help reduce drafts
  • Supporting a tighter, more consistent thermal envelope
  • Helping improve comfort through long heating seasons

The Impact

With insulation support for the first builds, the tiny homes are positioned to deliver added warmth and improved energy efficiency—helping provide safer, more comfortable shelter for those who need it most.

Partner perspective: Great Northern Insulation shared they were proud to support the initiative and contribute to more energy-efficient communities.
